With the housing market cooling off, I've been hearing more about foreclosures lately. The National Association of Realtors reported that existing and new home prices decreased by 1.1% and 2.6% respectively year over year for the second quarter of 2007.I definitely see that trend in my neighborhood. There's a house around the corner that has been on the market for almost a year. It's a nice house, but the owners haven't lowered their price. Two other homeowners in the area sought lower prices and their houses were sold in less than two weeks. I was thinking about moving this year, but I've put that plan on hold.
It's sad to read about people who are forced to foreclose because they can't afford their mortgage payments. I did a search for foreclosure real estate and most Web sites have at least 1 million foreclosure properties listed. 44. How does one find a realtor that does the job right? i have partly furnished condo for sale, will be hiring realtor #5 soon. I am trying to move back to Wi. there are so many on market here but not giving up hope, just need the right realtor

45. I personally think the comment "are realtors blood suckers" may have been made because the person had a bad experience bidding on a foreclosed or tax delinquent property. It happens all of the time in my area. We have realtors who are in bed with the county government or visa/versa. I have a good friend who is a realtor. We have had many conversations with him about properties "coming onto the auction block", and he told us it would be almost impossible for Joe Blow or John Doe to get to bid on them, because he knew realtors who gave their friends and relatives the news about the PRIME properties before they ever hit the aution block. Do I trust my realtor friend, absolutely, is he a blood sucker absolutely NOT. He has never given us a heads up on any properties coming up for foreclosure or tax sale. BUT, I can tell you this...if you ride through your neighbor hood, other neighbor hoods in state or out of state and you see a for sale sign, then go to the county RMC Office with address in hand and look it up yourself. If you see a delinquent tax notice posted on the door, mail box or a staub in the front yard, get the tax parcel number and do the same thing, go LOOK it up for yourself.

46. There are less than ethical individuals in all major professions. Just look at the recent scandals in the clergy, law, medicine, politics, education, etc. Realtors are held to a very high standard of practice and their Code of Ethics is readily available for viewing at the National Association of Realtors website. 47. What a surprise...I actually thought I might be able to read an article about the housing market and see peoples comments to see how their areas are doing. BUT, NOOOOO!!!!!!! FIrst reply I read is from a realtor looking to push their area on you. Somehow, that is just wrong and should not be allowed. Turns most people off against realtors and makes them lean towards selling their homes by themselves from what I have seen.

48. As some other posts have mentioned most foreclosures at the moment are not discounts once you take into consideration the state of the property. Investing in real estate should always be a long term objective, like the stock market. Flipping is now being made more difficult by the HUD changes that limit the appraisal changes on short term flips.
Anyone considering buying now would need to be cautious. I would always get the advice of a good agent. There are a lot of forms and local laws you need to know about and having an agent in the middle reduces your financial liability. I would recommend doing your own research as well though. I got stung by a Help You Sell agent and won't go that route again. Next agent was great and sold our place in 2 weeks for above asking.

49. To realators the very near future will bring back the forsale by owner and rent to own with the home owner designing their own contracts. A combitnation of easy finance through banks and the national intrest rate staying so low for so long is the major reason the housing market is dumping. I am fortuneate enough to know how to build a house and was able to do most of the work my self. I have about 20% of what the other houses go for on my street in my own house and my house is the best built and most energy efficiant with in probably 500 miles in any direction. I can guarintee house like mine for atleast 45 years with out maintance other than apliances. So I am sorry if you spent 250,000-2,000,000 for a home that will need repair within 5-7 years must be hell to fall for a salesmen. This country needs to increase its standard building code and get the jackasses out of the building com.

53. I have done several rehabs and flips in the last few years and have been successful. Previously I tried foreclosures and found them very difficult to acquire. Pre-foreclosures are over worked by too many investors and usually the home owner is difficult to reason with. At the auction the bids are quite high and there seems to be no real "deals" to be made. I have found bank owned properties to offer the best opportunities. They are listed through realtors, which I don't like to deal with for a variety of reasons BUT they possess a great deal of knowledge and can be a good resource. I don't list to sell properties through realtors, I find an attorney is cheaper and just as knowledgeable, but I do buy through realtors.

58. I am a Realtor in Albuquerque, New Mexico and I agree to some that you must always verify who you are working with in Realestate. I personally Never ever charge a full commission for double ending a deal I personally dont feel that it is right for myself to make a 6-7% commission on someones hard earned money!!! I always work for my clients and want them to make as much money for their home as possible othwerwise how do i expect them to ever come back and use me.. I also own a mortgage company and give additional discounts when they use a bundled package.. My Company Doesnt Advertise and has done very well with just referrals and repeat business and always make sure the company you deal with is a member of the BBB there you will find whether or not you are dealing with a reputable company...
